Real Estate market in Gulf

The oil-rich Gulf region was considered to be immune to the problems of the financial meltdown. However, the global financial crisis is knocking on the doors of the Gulf region and the first tremors are causing a panic in the job market. The Indian expats are the worst affected with thousands losing their jobs already, according to some reports. In UAE alone, there have been about 800 job cuts in the real estate sector whereas banks have laid off a few hundred more. The impact of the financial meltdown is bound to spread to other countries in the Gulf region causing more lay offs in the near future.

Due to the economic recession, prices of real estate have crashed and Dubai, being the largest market for speculative buying, is the worst sufferer. Dubai boasts of the most ambitious real estate development projects; it is known for its tallest building, the largest airport, the biggest mall and the largest port.

The recession has taken off some of the glitz and glamor of Dubai –the banks are reviewing their credit policies and its biggest financial institution Amlak, has stopped giving home loans. Till now, Dubai has been the envy of the neighboring nations due to its fast growth. However, at present, Dubai has an outstanding debt of US$80 billion -10 billion of the loan is owed by the government while 70 billion is owed by government affiliated firms. Since it does not possess gas or oil reserves, it depends on trade for its survival. But Dubai is reacting fast. A Supreme Financial Committee has been set up to study the situation and propose solutions to the problems in the banking and real estate sectors. Abu Dhabi, the capital of the UAE, which is considered to be rich in oil reserves, is stepping in to lend a helping hand to Dubai.

The employment scene in Dubai is not looking too good. The biggest real estate developer, Nakheel has begun to cut jobs as it is scaling down development projects. In general, 80% of construction workers in Dubai are Indians. The Indian economy was being supplemented by the remittances made by the workers in the Gulf. These remittances touched a record high as the rupee fell against the dollar and it was expected that Kerala alone would receive remittances of Rs.42,000 Crore during this fiscal year.

But the situation took a downturn. Employees of real estate firms are not being sanctioned personal loans. Salary limits to procure loans have been raised, with HSBC setting a salary limit of 20,000 Dirhams for any type of loan. Easy credit is no longer available on credit cards. The Kuwait Stock Exchange fell by 30% at the commencement of the year and the government has had to step in with a 12 billion dollar bailout package.

The Gulf boom is definitely on the wane and the situation may worsen in the months to come.

Samsung Omnia

What would it take to knock of a certified hit, at least amongst its core target market? It would take classy styling, seamless integration of features, and yes, applications that can make the phone much more than what it is.

First, without a doubt, the Omnia is a looker. In the realm of sexy gadgets, the Omnia is definitely up there. The form factor is nice. It feels good in your hand; it's neither too big nor too small. There are a few more buttons than its Apple counterpart but then that's what you would expect from a mobile phone.

Second, we go to memory capacity. There is 8 GB and the 16 GB, and even additional memory via a non hot-swappable micro SD card beside the battery.

Feature-wise, the Omnia is truly threatening. It packs Windows Mobile 6.1 Pro OS, 3G and HSDPA speeds, Wi-Fi, GPS receiver with A-GPS, 5-megapixel camera with video recording, zoom, auto-focus, smile detection, and geo-tagging, FM Radio, Optical joystick with virtual mouse functionality, built in accelerometer, TV-out, DivX support, and a headset with a 3.5 mm audio jack.

Well, don't forget, this is a touch screen phone, so there's no physical keypad. But interestingly, Samsung has given the Omnia numerous input options, the most interesting and ones would be the QWERTY and the phone keypad. The full keyboard however is a bit tough to use with just your fingers. A stylus comes with the unit, but there's no built-in slot – you'll have to tie it to the side of phone. The keypad mode seems easier to adapt to… a virtual keypad similar to what you find in any candy bar phone.

There is also some sort of a skin over the usual "desktop" of the Windows Mobile where you can drag and drop "widgets" from the sidebar to launch applications.

Surfing on the Omnia is ok, but it does not blow you away, even when you're on Wi-Fi. A plus is that it does use the whole 3.2" screen and comes loaded with pocket explorer and Opera mobile.

Mobile Office comes built in with a full version that lets you create, view, and edit office documents that you can also email as attachments.

In the middle of 2 buttons that function as the Menu/Call/End Call buttons is an optical joystick that is about the size of an M&M and works like a laptop track pad.

The camera looks great, the 5mp looks smooth on screen and auto focus with the zoom is quick to respond. And oh yes, you can shoot in the dark cause it has a real flash.

All in all the Omnia is one great solid device. If you are a loyal fan of the Windows Mobile platform and you do not demand a tactile feel of real keyboard, you will quickly learn to love the touch screen interface of the Omnia.

Google Adsense

Google is gladly providing well written and highly related ads that are closely chosen to match the content on your pages. You do not have to look for them yourselves as the search engine will be the doing the searching for you from other people’s source.

You also don't have to spend time in choosing different kind of ads for different pages. Google makes it very easy for you, with no codes to mess around for different affiliate programs.

You can concentrate on providing good and quality content, as the search engines will be the ones finding the best ads in which to put your pages on.

You are still allowed to add Adsense ads even if you already have affiliate links on your website. One of the things you can do, however, is to utilize Google's custom palette to customize your Google ads, making them to appear a part of the web page itself. The idea here is to match background and links to match the theme of your site. People on the internet today are trained to click on a link that is blue, and if your Google ads have the same theme as your web page, it makes the Google ads appear to be a portion of your content.

You can also filter up to 200 URLs. This gives you a chance to block ads for the sites of the competitors. Remember that it is inescapable that Adsense may be competing for some room on web sites that all other revenues are sharing.

Owners of small sites are allowed to plug a bit of a code into their sites and instantly have relevant text ads that appeal to your visitors appear instantly on your pages. It is advisable to place it in a table. If you own many sites, you only need to apply once. Then, you are issued a unique "publisher ID", which can be used on any site you currently own. You may create different channels for different sites to track what you are earning from different sites. Note that your publisher ID will remain same. A small snippet of JavaScript is placed on your site in the location you wish the ads to appear in, and generally speaking, the ads from Google will appear in minutes (they say that ads will start appearing within 10 minutes). This ends the hassle of having to apply to many affiliate programs, and keeping track of many different URL's and user ID's and passwords.

As Google ads are very easy to customize, and can be placed anywhere on your site you wish, you can experiment with placement, colors, and themes. Many tricks are available to the resourceful webmaster, including adding images in conjunction with your Google ads to make them more noticeable.

The payment rates can vary extremely. The payment you will be receiving per click depends on how much advertisers are paying per click to advertise with the use of the AdWords. Advertisers can pay as little as 5 cents and as high as $10-12, sometimes even more than that too. Some savvy lawyers are currently paying as high as $75. And you, as the ad publisher, are earning a share of that money generated. Indian advertisers can start with even paying 25 paise per click, but it is not advisable (for advertiser). You get the payment after the month in which you achieve an income of US $ 100.

If your results remain sluggish, it can help if you try and build simple and uncluttered pages so that the ads can catch the visitor’s eyes more. It sometimes pays to differ from the usual things that people are doing already.

It is still wise to look at other people’s information and format your Adsense in a like manner. A wise old business axiom is to "find a good business model and then copy it." Let others do the hard work for you, and learn from a successful site. Just think about it as doing you a favor by not having to work too hard to know what content to have. Look to sites that have high page rank, and carefully observe their layouts, their content, and placement of their ads. A little time spent doing research can put dollars in your pocket down the road.
Publishers have the option of choosing to have their ads displayed only on a certain site or sites. You can also have them displayed on a large network of sites if you so desire. Google now has the option to allow other people to advertise on your site. This only makes good sense. If you are marketing to a tightly defined slot, you can place your own ads, written by you, on site that allows this option. The choice is yours; depending on what you think will work best to your advantage.

It is significant to note that you cannot choose certain topics only. If you do this, search engines will not place Adsense ads on your site and you will be missing out a great opportunity in making hundreds and even thousands of dollars cash.

Topics to be avoided include gambling, firearms, ammunition, tobacco or drugs or pornographic. The robot of Google will detect the pages and Google will blacklist your site and may deactivate your account, too. These sites have abundant traffic, but in absence of Google ads, your revenue will be nil.

Note that Google does not like duplicate content. Try to post original contents. Google will not deactivate your account, but the page rank of your pages (which Google determines depending on many criteria) will not get improved.

With all the information that people need in your hands already, all you have to do is turn Google Adsense into your own cash cow. It all boils down to a win-win situation both for the content site owners and the webmasters or publishers.

In my opinion, image ads are the best. It is more eye-catching than text ads. So more visitors click on the ads and you will earn more revenue. The size of the ad that gains more clicks is 336 x 280, 728 x 90 being the second. This may not work on all the sites, but it is suggested.

Cola and Pepsi

"You can fool some of the people all of the time, and all of the people some of the time, but you can not fool all of the people all of the time" quote from Abraham Lincoln is the most suitable for Pepsi and Coca Cola which are multinational companies and market their cold drinks in India. The cold drinks are of no nutritional value and have harmful pesticides. They hide this fact while advertising their products. Film stars and cricketers are used in the advertisements to misguide the youth of India.

This fact was put in public by Delhi based Center for Science and Environment (the report). They had experiment on the cold drinks and proved that they contain pesticides more than allowed quantity. This report and Swami Ramdev's aggressive propaganda against these drinks helped to reduce the sell figures of these companies. Foods and Drugs department of Maharashtra have banned sell of these drinks in schools and colleges. Now Sports department of Center has started advising sportsperson not to act in advertisements for cold drinks. Due to this, these companies have to introduce fruit juices.

Sell figures of Coca Cola is reducing since 3 years after the reports. Since the report, sell of Cola drinks reduced about 60%. Even during summers, when generally the sell goes up, did not improve any sell during these three years. Aggressive advertisements also did not work.

During 1977, the ruling party then, had kicked Coca Cola from India. During 1991 Government of Narsimha Rao allowed Pepsi to market its products in India. Thereafter NDA Government gave permission to Coca Cola to sell its products in India. In absence of Coco Cola, Thums UP had covered major market share. But Coca Cola took over the Thums Up. Aggeregate sell of both the companies is about Rs. 6,000 Crore. But Coca Cola has achieved break-even but Pepsi is yet not making any profit mainly due to advertisements and other overhead expenses.

Sharad Pawar and committee accepted that the report is right and drinks contain pesticides. But as usual, as the companies donate huge funds to all parties, the drinks are not yet banned in India. Rajasthan Court had ordered to print on the bottle the quantity of pesticides. Even the Supreme Court ordered the same, but the companies didn't obey the court and do not print the same as on today.

Increase in sell of fruit juices and Chhaas proves that Indians are now more awareness towards health. Sell of fruit juices in bottles and tetrapack has crossed Rs. 1,800 Crore and is increasing 30% per year. And more interestingly, Indian companies are leaders in the field and Pepsi and Coca Cola are behind them. "Real" a brand of Dabur has captured 57% of market share. "Tropocana" of Pepsi could not capture even half of the share captured by "Real". Amul sells curd, Chhaas and Lassi under the brand name "Masti" and the sell is increasing rapidly. Amul sell flavoured milk under the brand name "Cool". "Energy" milk of Aarey is quite popular in Mumbai. When a glass of juice of sugarcane is available in Rs. Rs. 4-5, only idiots get ready to pay Rs. 10 for drinks with poisonous ingredients.

But these companies are multinational and have plenty of money. Now they are introducing foreign drinks as "health drinks".

Property Insurance

Insurance becomes an important aspect of owning property. It provides monetary safety; a financial support to the asset.

There are plentiful Indian insurance companies offering insurance policies for property. One needs to know what one wants in order to get the best plan. To buy a policy one should consider:

- Is the policy worth the property?
- What are the clauses of the policy, is it a safe deal?
- What has been the history of the insurance company?
- What are the formalities to be done to file a claim?
- How long does it take to release the payment?
- Will that be enough to compensate?
- What is the schedule of the payment of the premium?
- Is the premium amount affordable?

If these questions are answered satisfactorily, then one can think of buying an insurance policy. However, the most important factor that one should consider is that one has to pay the premium on time and fully to avail all the benefits of the policy.

There are some policies that need complete payment of a number of premiums before any claim can be filed while some other companies can avail a claim even on payment of lesser premiums. The latter type should be preferred. A common clause of insurance is that no claim can be filed within six months of buying the policy.

To get proper policy, call policy brokers of different companies and ask them to give detailed list of the dangers and a plan for sufficiently treating them. For this, you must consider that the policy should protect you against all losses and damages in the case of the prevention of any unfortunate event. If you cannot find such a policy, each category of your possession must separately be treated.

Property insurance protects you in two ways:

Financial Loss: Your property insurance will reimburse you for losses if your home or personal belongings are damaged by fire, your belongings are stolen or if any other unexpected situation that is specified under your policy occurs.

Your property insurance will also protect you against liability for accidental damage to someone else's property.

Anti-aging

You have to face that your face begins to show its age. But you've heard that there are quite a few natural remedies for those wrinkles. Why subject your skin to chemical treatments which may spoil it even further, if you can get great results with natural alternatives? Here are just a few suggestions to get you on your way.

1. Green Tea:

You've probably already heard that green tea has a wide range of health benefits. It is loaded with antioxidants which make it not only a good choice as a drink, but as an ingredient in anti-aging creams. Research indicates that green tea can benefit aging skin in a number of ways.

Medical trials have shown that green tea can actually boost elasticity of skin. If you use a green tea supplement in combination with a green tea-enriched wrinkle cream, you'll see even more visible improvement.

Thanks to the many studies which have been performed on it, green tea is now considered to have as much anti-aging potential as any other supplement on the market. Its active age-fighting ingredients smooth away wrinkles while increasing the elasticity of skin. Its antioxidants are effective at repairing aging effects of free radicals.

2. Vitamin C:

You have probably used Vitamin C to help you avoid colds and know about its remarkable antioxidant properties. But you may not know that Vitamin C can actively promote the skin's production of collagen, and healthy collagen will reduce the appearance of wrinkles. Look for a Vitamin C-enriched winkle cream to boost your collagen or make your diet rich of vitamin C.

The anti-aging benefits of Vitamin C have been clinically established, and it has been a long-standing addition to wrinkle creams and serums. Vitamin C is one of the most affordable of all wrinkle fighters, and is as effective as some other skin care products which can cost many times as much.

3. Vitamin A:

Another of the best collagen fighters for your anti-aging treatment is Vitamin A (Retinol). Vitamin A, like Vitamin C, will help your skin produce healthy collagen fibers. It will also shrink your pores and lighten your age spots.

Some women, however, may find Vitamin A-enriched products irritating. Those reactions can occur though Vitamin A is one of the popular of all wrinkle fighters.

4. Eating a clove of garlic a day (row or cooked) helps to protect the body against cancer and heart disease. The cardio protective effects of garlic are well recorded. In a study, to eat a clove of garlic on regular basis prevents one from colon cancer. Another study suggested that garlic reduced cholesterol levels and assisted blood thinning more effectively than aspirin, thus helping to reduce the risk of heart disease.

The market for anti-aging products of all kinds is greater than ever, but the demand for products which fight aging naturally is also greater than it has ever been. There's no reason at all why your path to looking younger needs to be anything but natural!

Feng Shui for Dining Room

What are The best locations for the dining room In a home?

Ideal positions for the dining room are East (a more lively atmosphere), South - East (best for conversationalists), West (great especially for newly weds or singles looking to be a newly wed as this location is good for pleasure, romance and entertainment) and North – West (the best location for serious entertainers who want a more formal, serious atmosphere) of the center of your home. At all costs try to avoid a dining room that is North - East from the center of the house as this is known to produce fast-changing sharp chi energy and is not the ideal place to have a relaxing meal. Also try to not locate it within sight of the front door. As in most Feng Shui rooms it is best to have two doors that allow chi to circulate, but if doorways on opposite walls are directly in line with each other chi will move straight through the room.

What are the best furnishings and accessories for a Feng Shui dining room?

The following tips should be reflected upon when creating a perfect dining experience.

1. Floors:

If at all possible use natural wood floors. (They have a neutral effect on chi energy and are easy to clean.) Some experts say to avoid rugs and carpets. Others seem to think that a thick rug or carpet adds a soothing texture.

2. Flexible Lighting:

Dimmer switches are a must! (They offer low lighting for romance, brighter lighting for parties and everyday use in between.) Candles have long been added for energy, which helps to produce a warm vibrant atmosphere for any occasion.

3. Furniture:

Easy-to-clean surfaces are essential. Wood is ideal since it doesn't speed up chi energy. Different woods affect chi energy differently. (Softwoods such as pine and elm are more yin and are best for everyday relaxed family meals - dark hardwoods such as oak, mahogany and teak are more yang, which is more appropriate for formal occasions such as dinner parties.) Hard surfaces like marble and glass speed up the flow of chi energy across the table, making for a more stimulating but also more edgy atmosphere. The shape of a dining table can be more yin or more yang - a round or square table is more yang and carries dynamic chi energy. An oval or rectangular table induces a more gentle energy, which is better for relaxing dinner. (Although many Feng Shui experts say to avoid square and rectangular tables as they limit you to only four directions. An oval shape is recommended as the best for Feng Shui design.) The dining room is an exception to the Feng Shui guideline of aiming to leave some open space in the center of every room. Here the dining table itself should occupy the center position. It is also very important to choose a table that fits the size of your area to make sure there is enough room to walk around the table (equal space around the whole table works best). It has been said to avoid any sharp corners that face your guests. Too much heavy, dark, old furniture - especially when it is squeezed into too small a space – also creates a heavy, dark feeling and blocks the flow of chi. The door should not open too close to any chairs and the honored guest position should face it.

4. Limit the accessories:

A mirror on the wall or sideboard, reflecting the table, enhances the healthy chi energy produced by the food. Mess is death to any Feng Shui room, minimize as much as possible. A crystal chandelier over the center of the dining table will help to balance chi in the room. Remove all clocks and calendars so none of the time pressures from the day carry over into the meal. One definite mistake is to have a television in view of where you eat. Using a tablecloth, rather than individual placemats, is a great way to encourage closeness among your diners.

Terrorism: Attack on Mumbai

Lot of is written on this topic and the media has covered almost all aspects of this terror attack. In my opinion to some extent media has shown some maturity. Though somewhere they have repeated the same question "What you feel....." which is actually ridiculous.

But here I will like to say something else.

It is learnt that they arrived Mumbai by boat. Gujarat Government has warned Maharashtra Government of terror attack. What did Maharashtra Government did ? When the terrorists attacked CST railway station (formerly known as VT station), police were present there and wanted to face terrorists, but they were armed with a lathi (Bamboo sticks) only. Did the government want them to fight terror with a stick ? Weapons used by terrorists were highly advanced. One of the police staff present at the hotel Taj operation, said to the writer of this article that there were not even 50 bullet proof jackets available for the force. If you have seen the operation of Hotel Taj, commandos covering the hotel from outside were not provided with helmets even. Is budget the problem for investments in jackets and helmets ? I have the suggestion. If ministers are forced to live like a layman without any security guards, petrol cars, other allowances. Then India can save such a big amount that India can declare a war with Pakistan.

The coastal guards have failed in their duty. A sailor from Navsari had faxed the names of possible supporters of terrorists. For your knowledge, during off season some sailors work as detective and if any unknown boat is found their area they inform the government. Even warning from them was ignored, what if a layman gives any information. I know it is impossible to search each and every person for 24 hours. But it is not difficult to trace if you have clues from local people. Only will is needed to do the job. Two patrolling boats are useless as no drivers are appointed to run the boats. Isn't it surprising ?

The terrorists may not be able to move with loads of the quantity of weapons they had. Did they get the arms from some guest already present at hotel? In Taj and Oberoi bags of guests are not checked as the guests are VIP. They may have gathered the arms in small quantity and handed over when their friends attacked the hotels. On repeatedly guaranteed by the hotel staff that the commandos are at the door, open the door and come down with commandos, some guests didn't open the door. Were they protecting the terrorists ? Thereafter they were set free by the commandos and were let go as they were VIPs.

Every time when India is attacked, Government says we will do this and that. Then everything is forgotten easily. In 1993 when bomb blasts rocked Mumbai for the first time in its history, the weapons were reached Mumbai through the same route which was used for recent attacks. So after 1993 blasts, even the staff on this route was quite liberal.

As it is time for the election, resignations of CM of Maharashtra, Home Minister of center are accepted. But is this the solution ? Few of the ministers stated as usual. We will boldly face terrorism. Terrorism can't break us. Who faces the terrorism ? Ministers. NO. A layman who has to be out of home for his bread on the very next day after such incidents. Ministers need not move out for earnings. They get salary and unofficial income even when they are at home. There were 4 MPs present at Hotek Taj when it was attacked. Around 80 were killed in the attack, why not even one of the MPs ?

Think it over and post comments.

Vastu Shastra for academic progress

Parents are constantly concerned about the academic progress of their child. The progress of a child in his career is found to be far from satisfactory, in spite of putting in hours of work. Sometimes due to continuous failure, the child loses interest in his studies. What should be done, if a child does not get good marks or fails in school or college.

According to Vastu Shastra, North, North - East and East are the directions symbolic of deep knowledge and brilliance. It is in the interest of the student, that he gets the benefits of the characteristics of these directions. It has been realised and actually experienced that if a student faces North, North - East or East while studying, He is bound to succeed in his academics. He will excel beyond his belief and will shine in his field. If a separate room is to be made available for studies, then such a room should be in the South - West part of the flat, towards the Western side. In such a room, if the student sits facing the North, North - East or East directions in erect position, excellence and success will be his landmarks.

Indra controls East, Kuber is the Lord of North and Shri Bhagwan Shankara is the lord of North - East. One must pray Kuber to become rich, and always be humble to worship Shri Bhagwan Shankara so that he can bestow upon you everything you desire. At the same time to become powerful one must always look towards Indra. And that is why, one should always seek favours from all these three Deities. Therefore, if once a student is imbibed with this idea, and if he sits upright facing any of these directions, he must succeed. But, the student, whether he sits in a chair or not, must always sit in absolutely in upright position, while studying.

If a student sits for studies facing any other directions, he will no able to get more marks or even he may not be able to concentrate on his study. The vibrations received from North, East or North - East directions are very powerful, while vibrations received from other directions are not so. Rather they will make adverse effects.
