Realty Market : A balloon set to burst

In Delhi and Mumbai, buying interest in real estate market is seen going down and new dealings are less. In a survey brokers say there is decline in deals done by them.

In metros, money from politicians, builders and under world pushed the prices of property to new highs, and the hike was not natural. A positive effect in the market was due to ever increasing Sensex. Those who earned from share market invested in real estate. Now the Sensex has slipped from 21,000 to around 13,000. Interest rate on home loan has also increased. In such a scenario, the real estate market has to fall.

In sub-prime crisis in USA, Indian IT companies are in problem, because they were getting BPO business from multinational companies in USA. To cut the expenses, IT companies may reduce their staff or stop increment in salary. The company will not need any more property for their office. This is the reason, prices in properties are declining faster at Bangalore and Hyderabad, IT hubs of India.

In Mumbai, figures from registration office, indicates that new deals in properties is less by 12000 during the year. This decline is about 20 %.

In Mumbai, 1992-1996 was a bullish period for estates and then in 1996, bearish phase triggered which extended upto 2003. And again 2003-2007 was bullish. The pattern of increase in price was similar during both the bullish period. For the latest bullish period, besides share market, decrease in rate of interest was also the prime reason. Rate of interest from 16 % in 1996, decreases to 7 % in 1993. Low interest rate prompted employees with good salary to buy a home on loan instead of staying in a rented house. Now interest rate on home loan has gone to 12 %, that forced the employees to sell the flat and go for rented house again.

In 1995, when share market got down, there was 30-40 % decline in estates all over India, and that too is feared again now when share market is not in a good position.

But yet, big builders who are capable of holding, do not sell properties at lower price, but offer discounts to the purchasers. Swastik Builder of Thane offered a car against sell of a flat. Even that was not enough to attract buyers, the builder arranged with a co-operative bank which passed loan at 8 % for the purchaser.

The rents are reduced by the owner of flats and this is an indication of the bearish phase in real estate. And if this happens it will continues at least for more 7 years as the last period.

Pabla - a village of widows

Life begins at 40. But for men in village Pabla of Orissa (India), life ends before 40.

Pabla is in "Dhenkanal" district of Orissa. In this village no man crossed 40 since last 50 years. But more interesting is that only men and not women die before 40 with an unknown disease with more or less similar symptoms.

The villagers believe that this happens because of fury of goddess. To please the goddess many hens and goats were killed.

To know the reason, we have to study history of Pabla.

Before 1957, land of the village was quite fertile and the farming was their main source of income. There was a dam near Pabla and they used the water for the crops. They used to take crops for 3 times a year. In monsoon of 1958, the dam got broken and is not repaired till today (2008). Pabla is situated at top of a hill and now water can not be stored and flows away.

The "Kondha" (caste) are strong drunkards. And more they do not have work. There are lot of trees of date palm. They are fond of palm wine. Whenever they feel hungry they drink palm wine. Due to poverty, they do not have nutritious food with the wine. Even a child of 10-12 years may drink 5-7 glasses of wine everyday.

If this is true, then why women of the village do not die in early age ?

In "Kondha" caste, women are responsible to earn for the family. They go out of village and work hard to earn and do not get time or opportunity to drink the wine.

The solution to this problem is to give work for the men and make them work. The dam should be built again. Many times, they complained, but the Government didn't respond. The government may not be interested as the population of the village is very less (not enough to make a strong vote bank).

Stamp Duty

STAMP DUTY is a tax similar to any tax one pays to Government. And other taxes, it should be paid on time and must be paid fully. Any delay in the payment attracts penalty. If it is not paid time or not paid fully, it attracts penalty at 2 % per month on the deficit amount of the stamp duty. However, maximum stamp duty can be 200 % of the deficit amount. It is payable on the day or before the execution of the documents. The pay order should be issued in favour of “Superintendent of Stamps, Mumbai”.

You can find out the market value of the property and the stamp duty amount on it from the ready reckoner as follows:

  • You should know the division / village name and C.S / C.T.S. number of your property, which is written in all the agreements done before.
  • From ready reckoner, locate your valuation zone and sub-zone with the help of the division / village name and C.S. / C.T.S. number of the property.
  • From the table know your rate per square meter, then multiply the rate with the built up area of your property in square meters. You will get a value. Reduce or increase this value for lift and depreciation as per the valuation factors given in the Ready Reckoner and you will get a market value. Find out the stamp duty amount applicable to you as per the market value.
  • The department also does this procedure for a nominal fee. This procedure of valuing the property and calculating the stamp duty is known as adjudication.
  • In case of a signed document, adjudication must be done within one month otherwise two percent interest per month will be levied as penalty from the date of signature.
  • An adjudicated unsigned document is valid up to six months from the date of adjudication order up to December 31 of that year whichever is earlier.

Blogging : Tools

Before going thro' this post, read :

Now you are ready with a post on your blog.

Now some tools will be required from the first day.

One of that is Visitors Counter. This will keep a track of how many visitors have visited your blog, how they reached to your blog i.e. from search engine or any other website with which you may have changed link, the country and city from which they were and many other data. There are lot of websites that give you free visitors counter. One of which is http://StatCounter.com. Visit the site, create your account, format the counter. Then sign into your blogger account. Click on "Layout" tab. Then on the layout tab, click on "Add A Gadget", then select "HTML Codes" from the list. Add a title and paste the code which you have got from http://statcounter.com, save it. By default this will b e placed at the top,you may change its position and put it wherever you want it just by dragging, save the layout and view blog. If satisfied, log out.

Now, you have an email account with Google.com [Read]. Go to Google.com(adsense).

Log in with your email ID and password. Create your adsense a/c and then Log Out. Now log in to your blogger a/c. Click "Layout" tab and then "Add A Gadget". Select 'Adsense codes" from the list. Select the size of the advertisement and colours you want and save it. Again it will be placed at the top and you can adjust it where you like and save the layout. View the blog. The adsense ads will be displayed on your blog. It may take about 10 minutes to dispaly advertisements which are relevant to your content. Now whenever a visitor of your blog click on any of the advertisement, Google will pay you few cents. DO NOT CLICK ADVERTISEMENT FROM THE SAME COMPUTER, YOU HAVE OPENED THE ADSENSE A/c. You will not be paid for that click, and if you repeatedly do the same mistake, Google will deactivate your a/c.

Blasts in Delhi

They again did it.

Though there was red alert. CCTV Cameras were there. This time they planted a bomb in children park, which was found and defused afterwords. Last time (In Ahmedabad) they kept bomb in hospital. Can they go more mean ? This time also they sent an Email five minutes before the first blast took place.

Is this their victory ?

No not at all.

This is our defeat. This is not even our defeat, it is our ministers' defeat. They just express sorrow when blasts take place but never took any bold steps.

From this post, I guarantee any minister who wish to take bold steps, they will not lose any vote from Muslims. Terrorists may be Muslim by birth, but by deed they are not. They made these blasts during Ramzan. If any person in a family turns criminal, the family's emotional feelings for the person gets weakened.

Their prime relation is with money. Earlier they have made blasts in mosque even. I believe that whenever Hindu - Muslim riots take place in India, from both the sides who killed each other, may be Gundas of both religions. A person who has trust in law, won't be able to kill anyone, evenif one have a gun or a sword in the hand.

No nation is as helpless as ours against terrorism.

A phone call stating "Mission BAD is over. " is traced. ATS says BAD means Bangalore, Ahmedabad, Delhi. Were these the last blasts ?

Vastu Shastra for Occupation of the property

Vastu Shastra has recommended certain timings, which prove auspicious for occupation of any residential property.

There are three types of occupation :

1. Apurva Pravesh (Novel Entry) : It means that individual is the first person to occupy the said property and that no one else has ever occupied it before.

2. Swapurva Pravesh (Entry after a short absence) : It means that individuals is occupying or returning to his own existing property after a short absence, due travel, transfer etc.

3. Dwandva Pravesh (Mixed Entry) : It means that the individual re-occupying a refurnished or extended or renovated property. It may have been renovated due to accidents, dilapidation, earthquake etc.

Monthwise effects of occupation of any property :
  • Chaitra : Loss of wealth.
  • Ashadha, Shravana, Bhadrapada, Ashwin, Kartika, Margashirsa : Very ordinary results. Possibility of monetary loss and creation of enmity.
  • Vaishakh, Jyestha and Phalgun : Continuous Prosperity in every respect.
Furthermore, occupation during the first ten days of a month always proves beneficial to the occupants. However month of Chaitra is very harmful for occupation of any new property.

Equally auspicious are the following Nakshatras viz :
  • Pushya
  • Anuradha
  • Mriga
  • Swati
  • Dhanishtha
  • Shatataraka

Blogging - New Blog

Now After reading the post "Start a Blog", read further.

After you have decided the field of your blog, now you have to select a platform for your blog.


I had gone through many blogs on this topic and most of them says your domain must be paid and not free.

But for a new comer, free domains are good, not because they are free, but using them without knowing A,B,C,D of html codes, is quiet easy.

"Blogger.com" is such a free platform for blogging. There are others like wordpress.com, sulekha.com, ibibo.com,bigadda.com (Amitabh Bacchan fame) etc. etc.


I prefer blogger.com. As we progress, you will come to know why I preferred it.

First of all create an email account with google.com (If you have already one a/c it will do, you need not create another account).

Now go to blogger.com

Log on with your Google - Email Account. Name your blog and proceed as per instruction.

Now say you have chosen name of your blog as "xyz", then the web address for your blog will be "http://www.xyz.blogspot.com" e.g. I had chosen the name as "IndInformation", then the web address of my blog is "http://www.IndInformation.blogspot.com" i.e. this blog.

When a visitor types the address in his browser's address bar, then the last post of your blog will be displayed as home page or Index page, and then can navigate to other posts as links from the Index page.

Now you have to pick a template. When you start, pick the template from blogger.com itself, as trying templates from other sites may trouble you. This template you can change as many time as you want. But I will suggest to change it when your posts are less, because it truncates some part if it doesn't set to the size of the new template.

After doing this, you are ready to write first post of your blog.

New to blogging ?

Before starting a blog, whatever may be the purpose, ask some questions to yourself.

Are you serious about blogging ?
Do you know what is a blog? in my opinion, blog is a newspaper which has to b e published everyday, at least for first few months. It is as difficult as running a newspaper. So you must be very serious.

How much time can you give ?
You must be able to give 2-4 hours a day. For first few months, you must be posting one article in a day or two. To write an article, you have to investigate into the topic and is naturally time consuming. If you can write articles of your own (without copying / pasting from other sites/ blogs, then only you will get repeat visitors.

What is your purpose ?
I hope your answer will be money. It's a good. If you are doing something, you must get something in return. But as in any business, you have to invest in terms of time and money. In monetary terms, you need not invest a single rupee, but here you have to invest time. Please do not accept the words from other articles saying it's easy to earn money by blogging. YES! there are lot of ways to earn money by blogging. But before that, you must be fetching a good traffic to your site. Here the keyword is TRAFFIC, unless you get traffic, you won't get money.

Now, you are ready to start a blog.

Now think of a field on which you will like to write. Here you may start a blog on particular field say "Technology" or more precisely on mobile phones. There are thousands of fields in which different types of visitors to your blogs may be interested.
